Will I be put on a marketing list?

You'll get one report email. After that, BB will reach out once to ask if you have questions. If you say "no thanks," that's the last contact. No drip campaigns, no re-marketing.

How accurate is this home valuation?

The instant estimate is based on recent MLS sales of comparable homes within roughly one mile of yours. It's typically within 5–10% of actual market value. For a tighter range, BB does a free 15-minute manual review using the comps the algorithm couldn't see — major renovations, view, lot quality, etc.

How is this different from Zestimate or Redfin Estimate?

Zillow and Redfin use national algorithms with limited local data. We use Garden State MLS — the live local source — and overlay agent context on top. The Zestimate for the same address is often $20K–$60K off in northern NJ.

Do I have to be planning to sell?

No. Plenty of homeowners check their value annually for refinancing, insurance, estate planning, or just curiosity. The tool is free either way.

How quickly will I hear back from BB?
